Stage 3: Site Visits

All site visit fees include: travel costs, property photos and video, and a written report delivered within 3 business days.

Stage 4: Ongoing Services

The free introductory call is limited to 15 minutes. After this call, all work is paid.
Strategy Consultation is recommended prior to Property Search engagement.
Fees compensate time, coordination, and advisory services already rendered.
Site visit fees are fixed. No surprise costs.
Project management percentage is discussed and agreed before any work begins.
Monthly Asset Management is available to existing consulting clients.
I am paid by you — not by contractors or agents. My loyalty is to you.
Payment: Secure online payment via Stripe (Credit Card, Apple Pay, Google Pay).
Primary service areas: Niigata Prefecture and Okinawa. Other locations considered on a case-by-case basis.
Legal real estate brokerage services are conducted separately through licensed Japanese real estate agents and partner professionals.

→ Book a free 15-minute introductory call. If we are a good fit, book a Strategy Consultation (¥50,000).

Scenario 2: "I want to find the right property in Niigata or Okinawa."

→ Start with Strategy Consultation (¥50,000), then move to Property Search & Due Diligence (¥200,000).

Scenario 3: "I found a property — can you visit it for me?"

→ Book a Site Visit (¥33,000–¥55,000). I inspect, photograph, and report back within 3 business days.

Scenario 4: "I want to buy, renovate, and rent out a property."

→ Strategy Consultation → Property Search → Acquisition Coordination → Project Management → Monthly Asset Management. I am with you at every stage.
