Property Research	I research a specific property or area on your behalf. Includes: listing review, zoning check, local condition report. Delivered as a written summary within 5 business days.	¥33,000/report
Document Translation & Explanation	I translate and explain Japanese documents: property listings, government letters, tax notices, contracts. Per document.	¥11,000/document
Phone Call on Your Behalf	I call a local agent, builder, government office, or other party on your behalf and report back with a written summary.	¥5,500/call

Stage 3: Site Visits

All site visit fees include: travel costs, property photos and video, and a written report delivered within 3 business days.

Stage 4: Project Work (After you decide to buy)

All prices include consumption tax (10%).
The free introductory call is limited to 15 minutes. After this call, all work is paid.
Advisory hours can be purchased one at a time. No minimum commitment.
Site visit fees are fixed. No surprise costs.
Project management percentage is discussed and agreed before any work begins.
I am paid by you, not by contractors or agents. My loyalty is to you.
Payment: Secure online payment via **Stripe** (Credit Card, Apple Pay, Google Pay).

Scenario 1: "I have questions about buying in Japan"

→ Book a free 15-minute call. If you want to continue, buy Advisory Hours (¥16,500/hour).

Scenario 2: "I found a property online — can you check it?"

→ I do a Property Research report (¥33,000). If it looks promising, I do a Site Visit (¥33,000–¥55,000).

Scenario 3: "I received a letter from the city office — what does it say?"

→ Document Translation & Explanation (¥11,000).

Scenario 4: "I want to buy and renovate a property"

→ We start with Advisory + Site Visit. If you decide to proceed, Project Management (from 5%) begins.
