Move to Japan with Confidence

End-to-end property, visa, and relocation support for lifestyle buyers in Niigata and Okinawa.

Your Entire Relocation, Managed.

Moving to Japan is not just about buying a house. It is a full relocation project that requires aligning your visa strategy, finding a community that fits your lifestyle, and navigating complex local regulations.

I specialize in helping international buyers transition smoothly into life in Niigata (Snow) and Okinawa (Sun). I do not just hand you the keys. I act as your local representative, working with trusted immigration professionals, local builders, and municipal offices to ensure every detail of your move is handled.

The Three Pillars of Relocation

01

Visa & Feasibility Strategy

Because Japan does not offer a standard “retirement visa,” a solid strategy is the foundation of your move.

  • Immigration Network: I coordinate with licensed professionals to evaluate your long-term visa options before you commit to buying a property.
  • Livability Assessments: We map out practical realities—distance to hospitals, public transport access, and the unique seasonal demands of snow country or coastal living.
02

Property & Acquisition Support

Finding a beautiful home is only step one. Ensuring it is legally safe to buy is step two.

  • Due Diligence: I investigate title history, unresolved heir issues, zoning laws, and structural conditions that often catch foreign buyers off guard.
  • Buyer Representation: I represent you, the buyer. I negotiate on your behalf and coordinate the entire closing process seamlessly in English.
03

Renovation & Settlement

We transform your new property into a comfortable home and integrate you into the community.

  • Renovation for Living: Upgrading traditional homes for modern comfort—improving insulation, seismic safety, and practical daily usability.
  • Relocation Setup: Step-by-step guidance for ward office registration, utility setups, and local community introductions so you feel at home from day one.

The Relocation Journey

We structure our partnership into three clear phases: Plan, Buy, and Settle. My fee is paid directly by you, meaning my advice is completely independent and focused on your best interests.

Common Questions

Can you help me get a visa to live in Japan?

I am not an immigration lawyer, but I work closely with licensed professionals who are. Because Japan does not have a standard “retirement visa,” we will coordinate with experts during our Phase 1 planning to evaluate your specific options before you invest in property.

Why do you focus on Niigata and Okinawa?

These regions offer incredible lifestyle opportunities that differ completely from Tokyo. Niigata provides a beautiful “snow country” experience, fresh food, and easy bullet train access to Tokyo at a lower cost of living. Okinawa offers a warm, coastal lifestyle with a strong sense of community. Both require local knowledge to navigate successfully.

Do I need to speak Japanese?

You do not need to speak Japanese to purchase a property or complete your renovation, as I will act as your bilingual representative throughout the entire process. However, learning basic Japanese is highly recommended to fully enjoy your daily life and integrate into the local community once you move.
