Ayako Yamaguchi

Niigata & Okinawa

I help overseas investors navigate the Japanese real estate market with total clarity.

Clear communication. Local knowledge. A trusted partner on the ground.

20 Years

Years operating a business in Japan. Cross-cultural communication is my foundation.

3rd Generation

My grandfather founded a hotel in Niigata. Our family operated it for decades. I understand hospitality standards from the inside.

OR Owner's Representative

I act on behalf of overseas owners — making decisions, managing local teams, and keeping you fully informed.

My background

For over 20 years, I operated a business in Japan. Every day, I worked to bridge the gap between Japanese culture and the global community. That work taught me something important: clear communication removes fear.

When people understand exactly what is happening, they make better decisions. They feel confident. Trust the process. I saw this with my students. I see it now with my clients.

My grandfather founded a hotel in Niigata. I served as a board member. I grew up understanding what hospitality means in Japan — not just service, but respect, attention, and long-term relationships. That standard shapes how I work today.

I chose real estate asset management because I saw a clear gap. International investors are arriving in Japan with capital and ambition — but without a trusted local partner on the ground.

That is the role I fill. I am not a traditional real estate agent. I am your Owner's Representative. I manage your asset as if it were my own — with full transparency, in plain English.

Management Oversight

I supervise local operators and contractors on your behalf. You receive clear, regular updates — no surprises.

Local Relationships

I work directly with local government offices, utility providers, and community contacts. The relationships are already in place.

Market Intelligence

I read local media, attend community meetings, and follow regulatory changes. I tell you what matters before it affects your asset.

Cross-Cultural Clarity

I translate context. Japanese business practices, local customs, and unspoken expectations are explained clearly.

Who I work with

I specialize in Niigata and Okinawa — Japan's "Snow & Sun" markets. I work with investors based anywhere in the world.

Let's talk

If you own property in Niigata and want a trusted person on the ground, I would welcome a direct conversation.

I respond in English. I am based in Niigata. I know this market personally.

A Legacy of Hospitality

Growing up in my family’s hotel on Sado Island taught me the true meaning of serving others with care and resilience.
